Chukar Paradise Property: 2915 Hall Road, Cambridge

This fine house and shop on 5 acres just outside of Cambridge is right in front of my old house. You can see it in a bunch of my posts on my chukar hunting blog, Chukar Culture. The home-base proximity to world-class chukar and upland bird hunting (as well as waterfowl, turkey, and big game) on public land is unbeatable: Hells Canyon and the Crane Creek Reservoir and Indian Valley areas are all within 30 minutes! I lived there for nine years and not a day goes by that I wish I’d never left! The views of Cuddy Mountain and Rush Peak, and the tranquility of this particular spot, combined with the amenities of this well-constructed, tasteful house, acreage, large insulated shop, lean-to, and wood shed will be hard to find anywhere. Keep your motor boat in the shop and use it to explore every nook and cranny of the chukar-loaded Brownlee Reservoir (we hunted on both the Idaho and Oregon side dozens of times each year, and never saw another hunter).

Cambridge, a small ranching town of about 350 four miles south of this property, has an excellent lumber yard-hardware store, Farmer’s Co-op, two gas stations, a couple of restaurants, a grocery store, a health clinic and dentist, and a few other small businesses, as well as the K-12 public school and numerous churches. It’s only 20 minutes to Council, 30 minutes to Weiser, 45 minutes to New Meadows and Ontario, an hour from McCall, and 90 minutes to Boise. The property has a private well and its own septic, so the only utility is electrical. We heated our (slightly larger) house next door exclusively with a wood stove and rarely ran the air conditioner in the summer (nice cool nights!) so the electrical bill should be very low year-round. If we hadn’t bought a new house less than a year ago, I’d do everything I could to buy this one. If you can work remotely (50mbps DSL is available from CTC, or Starlink are the two best internet options), or are retired, and want to experience the peaceful joy of low-density living and love to hunt birds (and don’t want to spend a million dollars) I haven’t seen a better piece of property.

The market up here is heating up, with more properties posted each day, many not lasting long: there was a fantastic brand new barndominium in a great spot with acreage listed last week and they got four offers in one day! I’m betting this one won’t last long at all.
